Location Clayton Scope Office fit-out — partitions and ceilings

Clayton commercial corridor office fit-out with new tenancy partitions, bulkhead features and ceiling lining throughout open work areas. Fire-rated corridor walls were installed with MR board to amenities. Level 4 set was applied for low-sheen corporate paint. Programme required completion within a six-week window before furniture installation. We worked two-stage access — ceilings and partitions first, then patch and sand after services trim-out. Acoustic batts were coordinated with partition installation. Certifier hold points for fire-rated walls were passed without rework. The tenancy handover aligned with painter and flooring contractor schedules.

Site Challenges

Six-week programme left minimal float for certifier hold delays. Open-plan ceiling grid intersected bulkheads with services already roughed in — coordination errors would show after paint. After-hours noise limits in the corporate building restricted demolition and fix-out timing on some days.

Our Approach

We submitted a two-week lookahead to the builder showing partition, ceiling and sand milestones. Fire-rated corridor walls were held for inspection before full set in adjacent offices. Ceiling teams worked zone-by-zone to keep walkways open for other trades. Patch sand followed electrical fit-off in each bay before area handover to paint.

Project Outcome

Tenancy practical completion met the furniture install date. Certifier fire inspection passed first visit on rated walls. Facility manager noted minimal plaster waste left in common corridors. Corporate tenant took occupation without plaster-related defects on the final snag list.
