This Glen Waverley new build required complete plasterboard installation across two storeys — standard board to bedrooms and living areas, moisture-resistant board to bathrooms and laundry, and Level 4 set throughout for matt and low-sheen paint. Framing release was staged per floor; we aligned board hangs with electrical rough-in inspections. Bulkheads at kitchen and hallway transitions were set flush with shadowline intent. Cornice profiles matched the client's interior specification. The main programme risk was the double-height void above the entry — access scaffolding and joint sequencing were planned before the first sheet went up to avoid rework at height. Wet areas were held until plumbing rough-in sign-off so penetrations did not breach sealed board edges. Fire-rated garage-to-house walls were set with documented joint treatment for certifier review. Handover occurred ahead of painter commencement with surfaces dust-free and screw lines invisible under normal viewing conditions per AS/NZS 2589 Level 4. The builder noted zero lining defects at pre-paint inspection — a result we target on every new home programme.
Site Challenges
Double-height entry void access required scaffold planning before ceiling board hang. Framing tolerance in the void was tighter than ground floor — we reported packer requirements before sheet fix. Wet area plumbing rough-in competed with laundry ceiling release; holding wet zones prevented penetration rework through finished MR board.
Our Approach
We sequenced top-floor ceilings first while scaffold was in place, then dropped to ground floor walls and ceilings per builder lock-up plan. Fire-rated garage wall joints were photographed before concealment. Cornice profiles were ordered early to avoid programme slip on custom mould lengths. Daily waste removal kept site clear for following trades.
Project Outcome
Pre-paint inspection passed with no lining defects logged. Painter mobilised on schedule across all rooms. Homeowner walkthrough at practical completion noted straight bulkheads and clean cornice mitres at bay windows. Builder re-engaged Canperty for a subsequent extension lining package on the same street.
